Mr Charles Burrell (hereinafter referred to as "we", "us", "our" or "the business") is the owner of the business. The contract for booking a stay, tour or a course with us is between the "Customer" and Charles Burrell of Knepp Castle Estate Office, Knepp Castle, West Grinstead, West Sussex, RH13 8LJ.
The lead name in a booking is the "Customer" and enters into a contract with us when the fees are paid and you agree to our Policies, Terms & Conditions.
The booking confirmation letter / email and these Terms and Conditions, form a contract between the customer and us. The “Pre visit information” and “other information” form our Policies. You should read both of these carefully as you will be bound legally by the terms & conditions.
The Customer and all their guests must obey our Policies and Terms and Conditions.
It is your duty to check the booking details and advise straightway of any errors or omissions.
Our campsite with open-air fire-pits, wood-burning stoves and an on-site pond is unsuitable for small children.
We welcome guests with responsible children of 12 years and over but would also advise we do not provide additional entertainment for them.
All monies paid are non-refundable, unless in the case of force majeure, when we will transfer monies paid to an alternative booking/tour/course date.
We may cancel your booking with us if you are in breach of our Terms & Conditions or policies. You will be asked to immediately leave the site without refund.
In exceptional circumstances it may be necessary for us to cancel your booking, if deemed absolutely necessary.
We shall not be liable or responsible for any failure to perform, or delay in performance of, any of our obligations under our contract with you that is caused by events outside our reasonable control (such as serious damage to the venue, serious adverse weather conditions, flooding, a pandemic or epidemic, or interruption or failure of utility services such as electric power, gas or water etc this list is not exhaustive) known as a Force Majeure event.
In these circumstances of a Force Majeure event, we shall use every effort to notify you as soon as is reasonably practical. If, as a result of such events, we believe we have no alternative but to cancel your booking, we will refund to you amounts paid to us.
Our sole liability to you shall be to refund any money you have paid to us towards the booking. We shall not be liable for any consequential losses of any nature.
Our campsite is designed for the peaceful enjoyment of nature. We are categorically not a party venue. The majority of our guests tend to be couples or people travelling on their own. Since large groups tend to dominate the site and amenities to the exclusion of other guests we therefore discourage bookings of groups of more than six people on the Pitch Your Own campsite. The luxury tents and huts are available for bookings of larger groups, however we recommend they book all nine units of accommodation thereby securing for themselves exclusive use of the luxury facilities and no conflicts of interest with other guests. In this respect we particularly welcome groups with wildlife and ecological interests, and still expect them to adhere to the campsite T&C.
Our herds of free-roaming animals need to be able to roam and interact with each other as freely as possible in the rewilding project. It is important to remember these are not domesticated animals or conventional farm livestock and, to preserve the integrity of their herd behavior and mentality, and protect the public and the animals themselves, we ask you please not to approach, or try to touch the animals. In particular, please do not feed them.
Pets are not permitted on site.
Tents must not be pitched less than 6 metres apart, including guy ropes etc. The lighting and release of sky lanterns ("Chinese lanterns") is not permitted.
Smoking is prohibited inside the site buildings, including the "Go Down", the "Pitch up", Bell tents, Shepherds Huts, Yurts, Tipis and other camping structures provide by us. This extends to the use of electronic cigarettes. Smoking is only allowed in the open air and all waste/cigarette butts etc should be placed in the sand buckets provided.
Campfires and BBQ’s are not permitted directly on the ground as this damages the soil irreparably.
The campsite, safaris and courses are set in a rural location with natural hazards – like uneven and slippery surfaces, and animal burrows, to name just a few. We have deep-water ponds and ditches located throughout our campsite and the rest of the rewilding project. We are a working farm with movements of livestock, roaming animals in our wildlands and vehicles. You should exercise care to prevent personal injury.
Swimming in any of our waters in strictly forbidden as we are not insured for any liabilities and we also need to keep this rich, biodiverse wetlands undisturbed for wildlife.
Please note we do not accept any liability for loss or injury or death howsoever caused other than as a result of our negligence.
Please think carefully about what you bring with you and keep your valuables with you at all times. We are in a remote and relatively crime-free area but we can’t take responsibility for valuables on site, including vehicles and their contents in the Car Park
Whilst we endeavor to keep our website up to date we cannot be held liable for errors and omission.
VAT, at the current rate, is included within the prices in your Booking confirmation, for applicable products and services.
The Booking Confirmation is not a formal VAT invoice/receipt.
For the peaceful enjoyment of all our customers, we respectfully ask that no noise is made between 10:30pm and 7:30am. At our sole discretion, we reserve the right to stop any activity which we believe is likely to cause damage to the property of the business, annoyance to others on site or to risk the safety of visitors to our site. No amplified music – and any other music only in consideration of others.
The business reserves the right to change, alter or amend our terms and conditions & policies, as the business sees fit, without prior notice.
